Normalized line items
| Description | Work amount / document summary | Qty / unit | Unit price | Specification | VAT | Status |

RenovationWise does not certify the quote, contractor, workmanship, site conditions or legal compliance. Missing or ambiguous information should be confirmed with the contractor.
1. Normalize the scope
Put every quote into the same categories: demolition, waste, preparation, electrical, plumbing, flooring, tiling, kitchen, bathroom, painting, windows/doors and HVAC. Record quantity + unit + specification + labour/material status wherever possible.
2. Normalize the money before comparing
- Identify the quote currency.
- Confirm whether VAT is included, excluded or unclear.
- Separate materials, labour and subcontracted work when possible.
- Convert quantities to a common unit before comparing unit prices.
- Separate fixed-price items from provisional sums and allowances.
- Do not use a parsed document total as a “fair price” until scope is reconciled.
3. Find missing information
- Is VAT included or excluded?
- Are materials supplied, labour only, or both?
- What happens if strip-out reveals damage?
- Are waste removal, protection and making-good included?
- Are appliances, sanitaryware, fittings and finishes specified?
- Are provisional sums capped and explained?
- What warranty and certificates are provided?
- What are the payment milestones and retention terms?
4. Treat anomalies as investigation signals
A line materially above or below a planning benchmark is not proof of overcharging, fraud or a bargain. Investigate specification, access, preparation, quantity, VAT, exclusions and site conditions first.
5. Ask for an apples-to-apples revision
Give each contractor the same written scope and ask them to confirm inclusions, exclusions, quantities, VAT and provisional allowances. A revised comparable quote is more useful than three unrelated totals.
